Roofing Maintenance Tips: The Importance of an Annual Roof Inspection

Your roof works hard to protect you and your family from the elements. If you want it to keep doing its job, you’ll need to do regular maintenance. One of these roofing maintenance duties is to inspect the roof regularly. Usually, people inspect a roof after a major storm or if a leak happens. However, it’s best to have a scheduled annual inspection to head off any problems.

​The main thing to remember is that inspecting a roof needs to be done both from the ground and up close. From the ground, you can see general features and how your roof looks as a whole, while climbing onto it lets you find details that you might have missed from the ground. There are a couple parts to your roof, such as flashing and shingles, that require closer inspection.
 
You’ll need to look for signs of leakage or damage when you’re inspecting your roof. Missing or broken shingles are easy enough to find, while rusted flashing will need a closer look. Other signs that your roof needs some repairs are curling and buckling shingles, signs of rust, or the presence of mold.
 
Minor repairs like replacing a shingle or resealing some flashing should be easy enough. For major damage, like a section of roof that needs to be replaced, roofing experts will need to be called in. Taking on any type of roofing repairs as a DIY task, however, can be dangerous. I agree that a roof is a very essential part of any building, and it needs the proper maintenance. Do you think what you said about this would apply in a commercial situation as well? In my opinion, the stakes are even higher when there is a business involved and it is even more important that you do not slack on roof maintenance. Thank you for all of your helpful information!

I want to make sure that my roof is up to date and ready for winter. Getting the roof inspected annually is a great idea so that you can catch any problems early on and get them fixed. I would also suggest finding a roofer that is local, since local companies are often more trustworthy and reliable.

I really like what was said about having an annual roofing inspection. I know that there are a lot of great roofing services out there and that they are really good at figuring out if your roof has potential hazards or not. I have had leaks in my roof before and I'll tell you that you need to fix the issue before it becomes a disaster.

Roof inspection does seem like a smart thing to do when you are a home owner. I just got my first home it does seem like a something is wrong with my roof. I liked that you talked about how you should get an inspection to find where the leak is coming from.

One of the important things is to choose the right roofing material for your new home construction so that it can last long. In case you are looking for roof replacement there come the second chance to make the smart decision if you haven’t taken it at the very first time. Small leaks when ignored lead to great problems and sometimes roof replacements is the only option left which could had been just a roof repair if the small leak was not ignored.
Even if you have given your home on rent then either do the inspection yourself or call up an expert. Well, you can’t always give the task or rely on your tenants for inspections. After all it’s your home and you should look for any problems time on time. A well maintained home definitely have an increased value.

Roof inspections are definitely something to consider when purchasing a home, selling a property, or have just been living in or owning for awhile. As a home inspector I can only say the issue gets worse with time. Great post btw thanks for sharing.

I've been wondering about our roofing lately, so I'm really appreciative of your article and mentioning that curling or buckling shingles are signs you need a specialist. My parents haven't had any roofing specialists at their home for as long as I can remember, so I'm pretty sure that's probably a sign we should check it out. I think I've noticed some of the curling shingles when we've been visiting, but I'll have to get up there to check it out, and see if we can find some good roofing specialists to replace it!

Thanks for mentioning that I need to inspect my roof for leaks, damage, missing, or broken shingles on a regular basis. Every time there is a storm or a schedule we create we'll check the roof. I think this would be a life saver because a problem would be detected before it damaged more of the home. If that ever happens would consider repairing it ourselves, but since we aren't handy, calling a professional contractor is definitely the best option. It does not matter whether it is a commercial roof or a residential roof, I think both are a compelling investment, because both can shield the inside of the property form the external damaging elements like- sun, storm, wind, rain etc. Thus, if someone will consider my opinion then I can say that, annual roof inspection plays a key role in protecting occupants and assets from the environmental hazards. It can also detect small roof problems, as a result of which we can hill it timely before becoming even bigger and costlier.

I had no idea that inspecting your roof for damages once a year was so important. I like that it's recommended to do it after major storms. We had a pretty big one recently so I might have to go look for signs of damage or leaks. Thanks for sharing!

I thought it was really interesting how you mentioned that a roof inspection needs to be done both from the ground and up close. That is such news to me since I thought that the inspection would just need to be done up close. Now I know that before I find a residential roofing company I can check from the ground and let them know what I found.

I appreciate you pointing out that inspecting a roof needs to be done both from the ground and up close as if you choose only one way, you might miss some signs of damage. I've just tried to do that myself and was surprised to find out that there are lots of leakages which might lead to mold in the house! I will make sure to repair them as soon as possible, preferably before the winter comes and everything freezes.

When you install roofs and contractor offer you warranty for that roof. Don't allow to put any TV antenna on the roof without consulting to the contractor as this may void your warranty and any damage to the roof will repaired by your pocket.

I really like what you have said here about roofing maintenance. As you talked about briefly, you need to do roof inspecting from the ground and from up high. With the winter coming up, I want to make sure that our roof is secure and that all of our shingles are all in place. I agree that the roof works hard to protect the family from the elements. Our roof has a lot of leaks already because it's a bit old. My dad suggested having roofing services and shared this article with us. It says that for major damage, like a section of roof that needs to be replaced, roofing experts will need to be called in.

I do like how you mentioned that a replacement is necessary for major damages in one's roof. That is kind of like our situation as our roof is in shambles when we returned from our vacation. Honestly, I think we would probably need to have our home reconstructed as our tree fell really hard on it. Luckily, we do have another property where we are staying in at the moment. Thanks!

Luckily, we were renting, but my husband and I lived in an apartment where the roofing had damage that went unnoticed for a while. It manifested when the ceiling in the bathroom sunk and almost fell down! It’s good to address roof leaks immediately, and I know we’ll be keeping this advice in mind when we move into our house. Roof inspection can be done once in a year and as per the demand. As we know, new roofing sheets does not require a inspection. Roof coating also plays a vital role here like inspection. In order to maintain the roof sheets safe and assuring its durability, one should keep the roof coating 3- 4 years once at least in case of avoiding leakage, repair and damages. I often overlook the importance of roofing maintenance. I only think about the need to find a roofing company when I notice a repair needs to be done. I will have to be better at keeping up with this though. I don't know what to look for on my roof to see if there are any issues, so it's probably best to hire a professional. Like you said, they will need to look for signs of leakage or damage, which I wouldn't know how to do.

I like how you point out that it's always safer to have a pro do any roofing repairs that you may have. My husband was recently up taking off our Christmas lights (we procrastinated), and he thought that one spot was missing some shingles. We'll have to find a roofing service who could fix up the spot for us.

It sure was nice how you said that inspection of the roof can be done on the ground and up close as that will allow us to see the overall look and the close-up look of the roof. I will be sure to mention this to my mom, although I already have the feeling that we will need a replacement soon. The roof appears to be sagging when I look at it from across this street. Now that my fiance and I are moved into our new home, we want to look into roofing services. We want to make sure that the older home's roof is in good working order. We will be sure to ask about any damage that may be up there.
